Selective licensing · London Borough of Barking and Dagenham
London Borough of Barking and Dagenham Designation of Areas for Selective Licensing 2025 (three designation areas that together cover all 19 wards; the Assembly cited it as the London Borough of Barking & Dagenham Designations for Areas for Selective Licensing 2024)
- Status
- In force
- Runs
- 6 April 2025 to 5 April 2030
- Designated
- 6 January 2025
- Fee
- £950 for a licence: £650 when you apply and £300 later. If the home meets the council's standards when it is inspected, the second payment is £200 less (£750 in all), or £250 less (£700 in all) if you are also an accredited landlord. You lose the discount if the home was let without a licence for more than three months, if the fit and proper checks raise concerns, if certificates aren't compliant, or if there are alterations without planning or building regulations approval. A home let without a licence for more than three months before you apply gets a one-year licence.
- Applies to
- Every privately rented home in Barking and Dagenham let to one household or two sharers, flats in converted blocks included. The borough is split into three designation areas with slightly different licence conditions, and together they cover every ward. Shared homes with three or more people from two or more households need an HMO licence instead. Exempt: homes let by a housing association or other social landlord, homes under a management order or with a temporary exemption, and the kinds of letting exempt nationally, such as holiday lets and business tenancies.

This checker reflects HouseFile’s records of council licensing designations, not the councils’ live registers. Our records indicate the position at the verification date shown on each result. Schemes are designated, renewed and revoked throughout the year, and postcode-level lookups are approximate near scheme boundaries. Always confirm with the council before letting or buying a property, using the source link on each card. This is general information, not legal advice.
