- £883 for an HMO let on one tenancy, or £1,127 if it's let on separate tenancies. A late application costs £995 or £1,193. You can take £75 off for each of up to two discounts (£150 at most): an accredited landlord or agent (ihowz, NRLA or Safeagent, or Propertymark for an agent holding the licence), an EPC of C or above, or a registered charity landlord. It's paid in two parts, when you apply and when the licence is granted, though the council doesn't publish the split.
