- £1,250 for a five-year licence: £750 when you apply and £500 when the licence is granted. A one-year licence costs £850 (£750 and £100). Discounts come off the second part: £50 for an EPC of B or above, and £100 for accredited landlords (LLAS, NRLA, UKALA, ARLA, RICS or Safeagent). You lose the discounts if the council has had to ask twice for documents or has sent you a warning letter for letting without a licence.

Exempt: homes under a management order or with a temporary exemption, and converted blocks of flats that meet building regulations where at least two thirds of the flats are owner-occupied.
