Fee
£800 for a five-year licence: £480 when you apply and £320 when the licence is granted. A one-year licence costs £544 (£480 and £64). Discounts come off the second part: £50 for an EPC of B or above, and £100 for accredited landlords (LLAS, NRLA, UKALA, ARLA, RICS or Safeagent). Apply for several properties in the same ownership at once and each one after the first is £100 less, £700 each. You lose the discounts if the council has had to ask twice for documents or has sent you a warning letter for not applying.
Applies to
Every privately rented home in the 14 named wards let to one household or family, one tenant or two sharers. Exempt: HMOs that need a mandatory or additional licence, social landlord lets, homes under a management order or with a temporary exemption, and the kinds of letting exempt nationally. A converted block of flats (a section 257 HMO) needs a selective licence unless its flats are themselves let as HMOs.

Selective licensing applies to privately rented homes of any size in the designated area, including single lets. Letting an unlicensed property inside the area can mean a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.
