Discounts (applied to Part B): £75 accredited landlord (LLAS/NRLA/Safeagent/ARLA-Propertymark), £50 for EPC rating A-C. Separate Section 257 HMO licence fee: £400 + £700 = £1,100. £100 surcharge for paper applications.

All section 254 HMOs occupied by 3 or more people in 2 or more households sharing (or lacking) a toilet, personal washing or cooking facilities, that are not subject to mandatory HMO licensing; plus section 257 converted-building HMOs of more than two flats where all units are privately rented and in the same ownership/control. Exemptions per Schedule 14 Housing Act 2004, management orders, temporary exemptions.
