The Borough Council of Gateshead Additional Licensing Designation 2025 (the same 16 neighbourhoods as both selective licensing phases)

Status
In force
Runs
1 June 2025 to 31 May 2030
Designated
18 February 2025
Fee
£976.30 per property: £585.80 when you apply and £390.50 when the licence is granted. Accredited landlords (NRLA, UKALA or Safeagent) and members of ARLA Propertymark, RICS, the Guild of Letting and Management or the Guild of Property Professionals get £75 off the second part. Apply for several properties you control at the same time and each one after the first is £10 less. You lose the discounts if the council has had to ask twice for documents or has sent you a warning letter for not licensing. A paper application costs £50 more.
Applies to
HMOs in the 16 neighbourhoods covered by both selective licensing phases that are let to three or four people from two or more households who share a kitchen, bathroom or toilet. HMOs with five or more people usually need a mandatory licence instead. Exempt: buildings the law says aren't HMOs, such as those run by public bodies like the council or a housing association, some student housing and some owner-occupied homes. Use the council's postcode checker for your address.

Area covered

The designation covers a defined area of Gateshead Council. Check your exact address with the checker below and against the map on the council’s designation page, because scheme boundaries are drawn street by street.

Gateshead Council also runs its own address-level lookup: check whether a specific address falls inside the scheme.

What this means for landlords

Additional HMO licensing extends licensing to shared homes below the national 5-person mandatory threshold. If your property in this area houses unrelated sharers, check the scheme’s occupancy criteria. Running a licensable HMO without a licence carries the same penalties as any licensing offence: a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.

Is your property inside the scheme area?

This checker reflects HouseFile’s records of council licensing designations, not the councils’ live registers. Our records indicate the position at the verification date shown on each result. Schemes are designated, renewed and revoked throughout the year, and postcode-level lookups are approximate near scheme boundaries. Always confirm with the council before letting or buying a property, using the source link on each card. This is general information, not legal advice.

If you hold a licence here, HouseFile can track its renewal date

Keep the licence with the rest of the property's certificates, and HouseFile will remind you before each one is due. It also records when your tenants open the documents you share.
