Selective licensing · Gateshead Council
The Borough Council of Gateshead Selective Licensing Designation 2025, phase 2 (eight neighbourhoods, from 1 October 2025)
- Status
- In force
- Runs
- 1 October 2025 to 30 September 2030
- Designated
- 18 February 2025
- Fee
- £850 per property: £510 when you apply and £340 when the licence is granted. Accredited landlords (NRLA, UKALA or Safeagent) and members of ARLA Propertymark, RICS, the Guild of Letting and Management or the Guild of Property Professionals get £75 off the second part. Apply for several properties you control at the same time and each one after the first is £10 less. You lose the discounts if the council has had to ask twice for documents or has sent you a warning letter for not licensing. A paper application costs £50 more.
- Applies to
- Every privately rented home in eight neighbourhoods let to one person, two people sharing or one household: Derwentwater East, Derwentwater West and Racecourse Estate, Kelvin Grove, Sunderland Road and Shipcote in central Gateshead, North Felling and Felling Shore Industrial, Felling Falla Park, and Swalwell North and Metro Centre. Shared houses with three or four people from two or more households need an additional HMO licence there instead, and larger HMOs usually need a mandatory licence. Exempt: homes let by the council or a housing association, holiday lets, business tenancies, homes let to a close relative, homes under a management order or with a temporary exemption, and the other kinds of letting exempt by law. Use the council's postcode checker for your address.

Area covered
The designation covers a defined area of Gateshead Council. Check your exact address with the checker below and against the map on the council’s designation page, because scheme boundaries are drawn street by street.
Gateshead Council also runs its own address-level lookup: check whether a specific address falls inside the scheme.
What this means for landlords
Selective licensing applies to privately rented homes of any size in the designated area, including single lets. Letting an unlicensed property inside the area can mean a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.
Is your property inside the scheme area?
This checker reflects HouseFile’s records of council licensing designations, not the councils’ live registers. Our records indicate the position at the verification date shown on each result. Schemes are designated, renewed and revoked throughout the year, and postcode-level lookups are approximate near scheme boundaries. Always confirm with the council before letting or buying a property, using the source link on each card. This is general information, not legal advice.
