Selective licensing · Great Yarmouth Borough Council

The Great Yarmouth Borough Council Designation of an Area for Selective Licensing 2025 (council page name: Selective Licensing Scheme)

Status
In force
Runs
1 April 2026 to 31 March 2031
Designated
10 December 2025
Fee
£694 per self-contained home for a licence lasting to 31 March 2031: £200 when you apply and £494 before the licence is issued. A small HMO counts as one home, and each self-contained flat in a converted building counts separately. You can't pay in instalments. For applications later in the scheme the second payment falls each month, but a late application is charged from the date the home was first let or the scheme started, whichever is later.
Applies to
Every privately rented home in Nelson, Central and Northgate, and Southtown and Cobholm wards, and on named streets in Yarmouth North: the west side of North Denes Road, Walpole Road, Churchill Road, Arundel Road, Garfield Road, the east side of Harley Road, the south side of Hamilton Road and the north side of Salisbury Road. Shared houses that don't need a mandatory HMO licence usually need a selective licence. Exempt: homes let by housing associations, the council or other public bodies, HMOs that need an HMO licence (usually five or more people), homes with a temporary exemption notice, long leases of over 21 years, holiday homes, homes let to the landlord's family, homes where the landlord lives and shares with the tenant or lodger, care homes and business tenancies. The notice includes the north side of Salisbury Road and the south side of Hamilton Road, which the council's map covers only in part, so if your home is on either of those sides, ask the council.

Area covered

The designation covers a defined area of Great Yarmouth Borough Council. Check your exact address with the checker below and against the map on the council’s designation page, because scheme boundaries are drawn street by street.

Great Yarmouth Borough Council also runs its own address-level lookup: check whether a specific address falls inside the scheme.

What this means for landlords

Selective licensing applies to privately rented homes of any size in the designated area, including single lets. Letting an unlicensed property inside the area can mean a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.

Is your property inside the scheme area?

This checker reflects HouseFile’s records of council licensing designations, not the councils’ live registers. Our records indicate the position at the verification date shown on each result. Schemes are designated, renewed and revoked throughout the year, and postcode-level lookups are approximate near scheme boundaries. Always confirm with the council before letting or buying a property, using the source link on each card. This is general information, not legal advice.

If you hold a licence here, HouseFile can track its renewal date

Keep the licence with the rest of the property's certificates, and HouseFile will remind you before each one is due. It also records when your tenants open the documents you share.
