- £1,100 if you apply online, paid in two parts: £400 and then £700. Members of the Leeds Rental Standard pay £550 for the second part, £950 in all. A paper application costs £1,225 (£525 and £700). Fees from 26 February 2026.
- Applies to
- Every privately rented home in the designated area, which covers parts of six wards, single-family lets and shared houses included. Exempt: holiday lets, business premises, social lets, student housing run by a university, lettings to family members, homes already licensed as HMOs, and empty properties.

What this means for landlords
Selective licensing applies to privately rented homes of any size in the designated area, including single lets. Letting an unlicensed property inside the area can mean a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.
