Fee: £704 per property, paid in two parts: £232.32 and £471.68. A property let for the first time after 31 July 2022 costs £486 if you apply before the tenancy starts or within 14 days of it. Discounts can be combined: £64 off for an EPC of C or above, £64 off where one licence holder licenses every flat in a block, and £37 off for members of Propertymark, Safeagent, Liverpool Student Homes, the NRLA or the North West Property Owners Association. With the new-let rate and all three, the fee comes to £321. There's no fee for a home let to help the council house homeless people.
Applies to: Every privately rented house, flat or maisonette in the 16 named wards, unless it needs a mandatory HMO licence, has a temporary exemption, is under a management order, or is a kind of letting the law exempts.

What this means for landlords

Selective licensing applies to privately rented homes of any size in the designated area, including single lets. Letting an unlicensed property inside the area can mean a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.
