- £1,607 for an HMO with up to nine bedrooms, paid in two parts: £697 when you apply and £910 when the licence is granted. Accredited landlords (Nottingham Rental Standard) pay £1,210 (£697 and £513), and landlords the council rates as less compliant pay £2,180 (£697 and £1,483). HMOs with ten or more bedrooms pay an extra £29 a bedroom. Mandatory HMO licences cost the same. Fees from 1 April 2026.

- Shared houses anywhere in Nottingham that are too small for mandatory licensing, which in practice means homes let to three or four people from two or more households. Exempt: converted blocks of flats (section 257 HMOs), student housing run under the ANUK code of practice, homes under a management order or temporary exemption, and buildings the law doesn't count as HMOs.

Running a licensable HMO without a licence carries the same penalties as any licensing offence: a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.
