Rotherham Metropolitan Borough Council Designation of an Area for Selective Licensing (Thurcroft) 2025 (council page name: Selective Licensing 2026 to 2031, Thurcroft)

Status
In force
Runs
15 February 2026 to 14 February 2031
Designated
14 November 2025
Fee
£975 per property: £276 when you apply and £699 when you're offered a licence. If a complete application with all its certificates isn't in within 90 days of the home needing a licence, the fee is £1,325 (£476 and £849) and you lose any discount. A complete application within 90 days gets 5% off the second part, £941 in all. Landlords who had a 'better property rebate' in the 2020 to 2025 scheme get 37% off the second part, £717 in all, when they apply in the same name. Further flats in the same building pay 35% of the second part (£244.65), and owners pay 35% of the first part (£96.60) on each property after their third. The second part can be spread over 12 monthly direct debits for a one-off £22 fee within the first three years of the scheme. Every licence ends on 14 February 2031, and a home that first needs a licence part way through pays a pro rata second part.

What this means for landlords

Selective licensing applies to privately rented homes of any size in the designated area, including single lets. Letting an unlicensed property inside the area can mean a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.

Is your property inside the scheme area?

This checker reflects HouseFile’s records of council licensing designations, not the councils’ live registers. Our records indicate the position at the verification date shown on each result. Schemes are designated, renewed and revoked throughout the year, and postcode-level lookups are approximate near scheme boundaries. Always confirm with the council before letting or buying a property, using the source link on each card. This is general information, not legal advice.

If you hold a licence here, HouseFile can track its renewal date

Keep the licence with the rest of the property's certificates, and HouseFile will remind you before each one is due. It also records when your tenants open the documents you share.
