- 17 September 2025
- Fee
- £1,034.90 per property: £236.98 when you apply and £797.92 once the council is ready to grant the licence. - Applies to
- Every privately rented home in the 16 named wards, whoever lives there: a single person, a couple, a family or two sharers. Shared houses of three or more people from two or more households need an HMO licence instead, since Thurrock's additional HMO scheme covers the whole borough. Exempt: HMOs that need a mandatory or additional licence, homes let by a housing association or other social landlord, homes under a management order or with a temporary exemption, holiday lets, long leases and business tenancies, student halls run by a college or university, an owner's home with up to two lodgers, and the other kinds of letting exempt nationally.

This checker reflects HouseFile’s records of council licensing designations, not the councils’ live registers. Our records indicate the position at the verification date shown on each result. Schemes are designated, renewed and revoked throughout the year, and postcode-level lookups are approximate near scheme boundaries. Always confirm with the council before letting or buying a property, using the source link on each card. This is general information, not legal advice.
