Additional HMO licensing · London Borough of Wandsworth
The London Borough of Wandsworth Designation of an Area for Additional Licensing of Houses in Multiple Occupation 2025
- Status
- In force
- Runs
- 1 July 2025 to 30 June 2030
- Fee
- £1,507 per property: £903 when you apply and £604 when the licence is granted. Discounts come off the second part: £104 for an EPC of B or above or £52 for an EPC of C, £104 for accredited landlords (LLAS, NRLA, UKALA, ARLA, RICS or Safeagent), £104 for homes let to social housing tenants, and £242 (40%) for landlords who meet the council's Gold Standard Charter. Apply at the same time for several homes you own and manage in the same block or building and you can get £104 off the first part. You lose the discounts if the council has had to ask twice for documents or has sent you a warning letter for not licensing the property.
- Applies to
- HMOs across Wandsworth that don't need a mandatory licence: homes let to three or more people from two or more households who share a kitchen, bathroom or toilet. This includes shared flats in purpose-built blocks of three or more flats. Converted blocks of three or more storeys with three or more flats, where the building and all its flats are in the same ownership, are excluded. Exempt: homes under a management order or with a temporary exemption, and buildings exempt from HMO licensing by law, such as those run by housing associations and some student buildings.

Area covered
The scheme covers the whole of London Borough of Wandsworth. Every privately rented property in the borough that meets the scheme’s criteria needs a licence, wherever it is.
London Borough of Wandsworth also runs its own address-level lookup: check whether a specific address falls inside the scheme.
What this means for landlords
Additional HMO licensing extends licensing to shared homes below the national 5-person mandatory threshold. If your property in this area houses unrelated sharers, check the scheme’s occupancy criteria. Running a licensable HMO without a licence carries the same penalties as any licensing offence: a civil penalty of up to £40,000 and a rent repayment order of up to 24 months’ rent.

This checker reflects HouseFile’s records of council licensing designations, not the councils’ live registers. Our records indicate the position at the verification date shown on each result. Schemes are designated, renewed and revoked throughout the year, and postcode-level lookups are approximate near scheme boundaries. Always confirm with the council before letting or buying a property, using the source link on each card. This is general information, not legal advice.
