How rent increases work now
Under the Renters’ Rights Act, the only way to increase rent on a periodic tenancy in England is a Section 13 notice: once every 12 months, with at least two months’ written notice, to a rent in line with market rate. Rent review clauses written into tenancy agreements are no longer effective.
Tenants can refer an increase to the First-tier Tribunal before it takes effect. The tribunal looks at comparable local rents — so keep evidence of how you set the figure, and proof of when the notice was served. An increase you can’t evidence is an increase you can lose.
