PRS Database registration in the North West

Every landlord letting in the North West must register each property on the government’s new Register your rental property service. Here are your dates, the fee, and what you will be asked for.

What happens if you miss it

Once 14 August 2027 passes, councils in the North West can begin enforcement. A civil penalty of up to £7,000 applies for failing to register, rising to £40,000 for false information or repeated breaches.

The bigger risk is possession. A court cannot make a possession order on most grounds while a property is unregistered — Grounds 7A and 14 are the exceptions — so an unregistered landlord cannot regain their property through the normal route, however good their grounds.

Safety certificates

  • · EICR or Electrical Installation Certificate, with expiry date
  • · EPC details
  • · MEES exemption details, if you have one

When can landlords in the North West register on the PRS Database?
Registration opens for North West properties on 15 May 2027. You then have a three-month window, so every property let in the North West must be registered by 14 August 2027.
What happens if I miss the 14 August 2027 deadline?
Your council can impose a civil penalty of up to £7,000, rising to £40,000 for false information or repeated breaches. A court also cannot make a possession order on most grounds while the property is unregistered, with Grounds 7A and 14 the only exceptions.
How much does it cost?
£65 per property, per year. It renews annually and there is no direct debit option. Fees are pro-rated during the rollout, so registering early in your window does not cost more.
