Common questions
- When do I have to register my rental property?
- It depends on where the property is. Registration opens on 15 December 2026 in the West Midlands and reaches a new English region each month. Once your region opens you have a three-month window. The final deadline is 14 November 2027 for the South West.
- How much does PRS Database registration cost?
- £65 per property, per year. It is an annual fee rather than a one-off registration, there is no direct debit option, and fees are pro-rated during the rollout so registering early in your window does not cost more.
- What happens if I do not register?
- A civil penalty of up to £7,000, rising to £40,000 for false information or repeated breaches. More importantly, a court cannot make a possession order on most grounds while a property is unregistered — the exceptions are Grounds 7A and 14 — so you cannot regain the property through the normal route.
- Does the PRS Database apply in Wales or Scotland?
- No. It covers England only. Wales has Rent Smart Wales and Scotland has its own landlord registration scheme, and neither is affected by this.
