Registration opens to every landlord in England on 15 December 2026, wherever the property is. It becomes a legal requirement one region at a time, starting with the West Midlands, and each region then has three months to register.

Common questions
- When do I have to register my rental property?
- It depends on the region. You can register any property in England from 15 December 2026. Registering becomes a legal requirement in the West Midlands that day and in another region each month, and each region then has three months. The last deadline is 14 November 2027, in the South West.
- How much does PRS Database registration cost?
- £65 per property, renewed and paid each year. During the rollout the fee is pro-rated, so those who sign up first don’t pay more.
- What happens if I do not register?
- Once your region’s deadline has passed, the council can fine you up to £7,000, or up to £40,000 for repeated breaches or false information. The Renters’ Rights Act also stops a court making a possession order while a property is unregistered, except on Grounds 7A and 14 for anti-social behaviour. The government hasn’t yet said when that part starts.
- Does the PRS Database apply in Wales or Scotland?
- No, it covers England only. Wales has Rent Smart Wales, and Scotland has its own landlord registration scheme.
