Using this checklist well
The trap with compliance isn’t the first pass — it’s the renewals. A gas certificate is annual, an EICR five-yearly, an EPC ten-yearly, and every new tenancy resets the document-serving clock. Whatever system you use, make sure it tells you before something expires, and keeps proof of what was served when.
Note for HMO landlords: licensing varies enormously by council — mandatory licensing covers 5+ occupants from 2+ households, but many councils run additional or selective schemes covering smaller HMOs and even single lets. Always check your council’s current scheme.
